Bush Hotel

seattle chinatown international district preservation and development authority

The Bush Hotel, originally built in 1915 as a tourist hotel, is located in the core of the historic Chinatown International District directly adjacent to Hing Hay Park. The building has seven floors with the top four floors being residential units and the lower three floors commercial retail and office spaces. Hing Hay Coworks is located inside the Bush Hotel.

The renovation primarily addresses the lower three commercial floor levels. A new energy-efficient heating, ventilation and air conditioning system was installed. All of the commercial common areas, including the stairs, corridors and restrooms, were remodeled, and included new energy-efficient lighting and finishes. A new storefront entrance on Maynard Avenue close to the park was provided for the restaurant space and the greenhouse was replaced with a new sunroom. Historic and New Market tax credits were a major source of funding.

The renovation included the senior meal program cafeteria and kitchen, a new 2,800 square foot office for the owner, and tenant improvements for four other non-profit service providers. Roofing and envelope repairs were provided under the direction of Building Envelope Technology and Research. Architectural services included pre-design through construction administration.
