The Center for Impact and Innovation stands as a premier example of historic preservation and adaptive reuse within Seattle’s historic Pioneer Square. Originally constructed in 1907, the 40,000 sf Masins Furniture Building underwent an extensive renovation in 2006 by Masin Properties LLC to support the long-standing family furniture business. Following the economic downturn of 2008, which prompted the consolidation of the business, the property found a transformative new purpose in 2012 when it was repositioned to anchor a groundbreaking collaborative ecosystem. Bounded by rigid academic calendars and looming class schedules, the project required an aggressive, fast-tracked design and construction delivery method, an achievement that ultimately earned the prestigious AGC Build Washington Award.

Today, the facility represents a dynamic joint venture between HUB Seattle, the Bainbridge Graduate Institute, and Social Venture Partners. By consolidating these entities under one historic roof, the project established one of the largest concentrations of social entrepreneurs in the United States. The revitalized space functions as a full-spectrum ecosystem designed to educate inspiring leaders, secure funding for scalable ideas, and incubate early-stage social ventures. Beyond its economic footprint, the center acts as a primary catalyst for the broader revitalization of Pioneer Square, cementing the neighborhood's reputation as a modern hub for civic and social enterprise.

A central component of this ecosystem is HUB Seattle, an innovative co-working and events space that redefines the traditional workplace. Engineered specifically to support mission-driven entrepreneurs, the HUB operates as both a professional network and a physical nexus. The design seamlessly integrates the functionality of a modern office, the hospitality of a community clubhouse, and the casual energy of a neighborhood cafe. This hybrid environment offers a comfortable, community-centric destination where purpose-driven innovators can forge meaningful strategic connections while accelerating their individual enterprise goals.
