



Paine Field Airport Administration Office & Sheriff's Department Tenant Improvements

This tenant improvement project successfully transformed a former Boeing classroom facility into a dual-purpose civic hub for two separate county entities. When Snohomish County Paine Field acquired the building for its administrative headquarters, it utilized the second floor and a small portion of the ground level. This left a significant first-floor vacancy that perfectly accommodated the Snohomish County Sheriff’s Department South Precinct ahead of an impending lease expiration. To ensure both clients received specialized design solutions, Rolluda established two independent internal teams to manage the distinct scopes concurrently. The airport administration program encompasses just over 5,000 square feet on the main floor for a public lobby, badging offices, and a shared conference room, while the remaining 13,000 square feet occupies a secure second floor featuring private and open offices, a breakroom, a lactation suite, and support spaces. Externally, the site features public parking alongside a secured zone for authorized airport personnel. In tandem, the Sheriff’s Department occupies 28,000 square feet of highly specialized infrastructure on the first floor. This layout includes a public lobby, temporary holding cells, secure evidence processing, training facilities, a squad room, locker rooms, multi-purpose conference rooms, and a fitness room. Secure perimeter site work mirrors these operational needs, providing separate public parking and a heavily secured zone for department vehicles and staff.
