
Paine Field Airport Administration Office & Sheriff's Department Tenant Improvements

These two projects were developed for separate clients, Paine Field Airport Administration, the Building Owner, and the Snohomish County Sheriff’s Department, all under the oversight of Snohomish County Facility & Fleet Management (FFM).
The building was initially a classroom/training facility for the Boeing Company before being purchased by Snohomish County Paine Field for use as its new administrative headquarters. The Airport only needed the second floor and a small portion of the first floor. Snohomish County Sheriff’s lease at their South Precinct was expiring, and the first floor of the Airport building was available and would accommodate their needs.
Rolluda created a separate internal team for each project to address the specific needs of each client. The Airport tenant improvement includes a little over 5,000 sf of space on the main floor for their main public lobby, badging offices, and a large conference room to be shared with the Sheriff’s Department. The second floor consists of close to 13,000 sf of office space that is secured from the public. The program for this area includes private office space, open office space, conference rooms, breakroom, restrooms, lactation suite, and ancillary support spaces.
The Airport’s site requirements include public parking as well as secured parking for Airport personnel.
The Sheriff’s tenant improvement includes around 28,000 sf of office space, public lobby, temporary holding cells, evidence processing and storage, training facilities, locker rooms, restrooms, break room, squad room, conference rooms, fitness room, and ancillary support spaces. The Sheriff’s site requirements include public parking and a secured parking area for department vehicles and personnel vehicles.
